Q. How does it work?
A. Two4One® is based on the idea that volume business deserves a volume discount. If you allow us to handle two real estate transactions (selling your existing home and locating your next one) there's just one fee - and that fee is paid by the seller or builder of your next home! With Two4One®, you don't have to pay a listing commission fee to sell your current home, provided that you buy your next home through us. (The most you will pay for selling your home is a buyer's agent commission of 3-3.5%, depending on prevailing commission rates in your local market)
Q. Is Two4One® a "real" company?
A. Yes! Each Two4One® office is an independently owned, fully licensed, full-service real estate company that operates using an innovative new business model... one that saves the homeowner thousands of dollars in unnecessary fees. Our real estate brokers are trained, experienced professionals that enjoy handling a higher volume of business. This increased volume allows them to pass substantial savings on to you.
Q. Why does this sound too good to be true?
A. Think about this. Most real estate companies spend untold time and money trying to obtain new business. By providing Two4One® the ability to both sell your existing home and locate your next one, you save us the time, money and energy normally set aside searching for new business. We then pass the savings on to you in the form of free service. You save us time... we save you money. It's that simple.
Q. Why don't other real estate companies do this?
A. Traditional real estate companies are bogged down with layers of expensive overhead, making it nearly impossible to reduce their fees. We operate with a more streamlined approach, using proven, time & money saving techniques. In reality, there's been little pressure for these top heavy companies to become more competitive... that is until now!
Q. How can Two4One® do this and stay in business?
A. Thanks for caring! With rising real estate prices creating an increase in the average commissions earned, and the automatic repeat and referral business we receive from our current clients, we are able to do well and still save you a substantial amount of money. This savings comes in the form of equity that you can carry over to your next home or cash that you can keep at closing. If saving this much money proves bothersome, however, you can always donate to a good charity!
Q. What if I'm not buying another home?
A. Since our commitment is to customer satisfaction and saving you as much money as possible, we also offer a discounted fee structure for those who are selling only and/or relocating out of the immediate area. Since each Two4One® franchise is independently owned and operated, these reduced rates are set at the local level. Please use the Office Locator to find the Two4One® office nearest you.
Q. OK, what if I'm just buying?
A. Buyers really benefit with Two4One®! Each of our buyers receive great service, a huge selection of listings, and no buyer's agent fee! Our fees are paid by the seller or builder, allowing us to provide you with full representation free of charge.
Q. What do you mean by "full service" representation?
A. By full service, we mean...
• Expert guidance in finding the right home for you
• Providing comparative market analysis research and information
• Writing contracts that protect you
• Negotiating offers and pricing on your behalf
• Arranging for home, termite and other inspections when needed (i.e. radon, lead, etc.)
• Arranging for appraisals and surveys
• Reviewing closing statements for accuracy
• Accompanying you at final closing to provide assurance and assistance with any questions
Most real estate firms that charge full commission fees do not compare with our level of service. Two4One® means twice the service for one low fee!
Q. Are you members of the Multiple Listing Service (MLS)?
A. Yes! When you list your home with a Two4One® real estate agent, your home will automatically be entered in the Multiple Listing Service for other real estate professionals to see, show and sell. As your buyers agent we can also show you any home or property listed on the MLS regardless of which company has the property listed. In addition you will also be provided first availability on homes that our many sellers are preparing to put on the market prior to them being placed in the MLS.
Q. What if I'm having a new home built?
A. No problem! Your Two4One® agent can represent you as your "buyer's agent" with most major builders. Simply make sure to disclose to the builder that you are working with Two4One® Real Estate prior to writing a purchase contract. To maximize your savings potential, make sure your Two4One® agent is included as your representative on the purchase contract of your new home.
